Infrastructure specialisms

SOLAR + BATTERY STORAGE

Solar farms and BESS evidence coordination

Site document index; landowner/occupier evidence status; option and lease records; access and cable route document inventories; grid-connection correspondence tracker; planning, environmental and construction dependencies register; solicitor/technical-review questions.

Typical output: solar/BESS site evidence matrix, missing-items and stakeholder register, controlled handover. See the solar/BESS engagement.

ONSHORE WIND

Wind farm land and route documentation

Land parcel and stakeholder records; turbine-site and access-route evidence schedules; rights-of-way and delivery-route document tracking; cable and substation record inventory; planning/consent milestones; missing approvals and land-interest exception list.

Typical output: site/route evidence register and professional action log, not confirmation of rights. See the wind engagement.

DATA CENTRES

Data-centre development evidence and dependencies

Site/ownership document inventory; acquisition and lease information trackers; power and connection correspondence index; utilities, fibre, water and access-document status; planning and development pack control; decision dependencies for appointed project teams.

Typical output: data-centre site information and dependency register with exceptions and responsible reviewers. See the data-centre engagement.

TELECOMS / FIBRE

Masts, rooftops, fibre routes and estates

Infrastructure lease records, access and occupation evidence, rent/review date abstraction, permit and wayleave document tracking, site handovers and portfolio evidence quality checks. Rooted in real telecoms property transaction experience.

Typical output: bounded site evidence crosswalk, dates and issues register. See the telecoms engagement.

Electricity networks, substations and utility land rights

Another particularly relevant practice specialism is document and evidence coordination for electricity distribution infrastructure. Previous professional experience described by the founder includes easements, wayleaves, substation leases and rights associated with overhead and underground electricity lines, involving communication with landowners and their solicitors.

Network land-interest evidence

Source-indexed easement/wayleave and lease schedules; landowner and property-reference crosswalks; installation and route document control; missing consents and outstanding professional-review questions.

Substation and cable-route handovers

Per-site documentation, effective-date and version registers, professional stakeholder dependencies, owner/action tracking and structured handovers for appointed legal and technical teams. Not a technical network design, title certification or assessment of rights sufficiency.

What gets tracked across a complex site

Source → assertion → exception

Source document and version; page or clause identifier; extracted field; evidence status; unresolved discrepancy; responsible reviewer; decision dependencies and dated disposition. Record authority and permitted reliance separately.

Design / legal / land decision separation

Document possession does not prove the legal sufficiency of land rights, a planning permission, a power connection or an environmental consent. Specialist legal, survey, engineering and regulatory decisions stay with the authorised experts.

Regulatory and project-readiness boundaries

For energy projects, grid readiness and application windows depend on the current NESO and relevant network-operator requirements; the previous whole-queue evidence window is closed. This practice can organise existing evidence, but does not make readiness declarations, submit a regulatory certification, guarantee connections or undertake electricity-network design.

For data centres in England, the October 2026 draft National Policy Statement is a developing planning framework, not a universal development approval. Cybersecurity, operational resilience, energy and water requirements require separately appointed specialists.

Not included: legal opinions, land-rights sufficiency determinations, compulsory purchase advice, title certification, planning advice, surveying, valuation, energy-density calculations, grid or water capacity assurance, network engineering, regulated indemnity/insurance advice or registered professional sign-off.

Any non-reserved support requires an agreed SOW, client authority, applicable confidentiality and data protection terms, a suitable secure transfer route and scope-specific insurance consideration.
